Parkhomes – A Buyer’s Guide

So you have decided to purchase a parkhome, here are a few tips to help it go smoothly.

Visit a few parks in the area you wish to live. Most parks are in rural locations and are well landscaped and looked after. They are listed in some parkhome magazines and websites by region, county and town.

Fees

If you buy a home already sited the price should be a fixed one. If however you buy one to be sited you will need to allow for delivery charges and a fee for siting the home on a concrete base and for connection of mains services. A solicitor is not essential as a parkhome is classed as a chattel and not a permanent home. If you are moving from a brick property to a parkhome the solicitor involved in the sale of the brick home should be able to handle both for you. If it is an older parkhome a survey at around £300.00 may be a good option to make sure there are no hidden problems.

Contract

Under the mobile homes act 1983 you must enter into a written agreement with the park owner to live on their land. The agreement will also detail park rules and how much commission the park owner will charge you if you resell (they are allowed up to 10%).  More details can be found in the government booklet ‘A Guide For Residents And Site Owners’ which is available from the Department for Communities and Local Government on 0870 1226 236.

Important Tip

The law regarding park homes is being updated regularly, some park owners were recently prosecuted for unfair treatment of residents. There are still some unscrupulous and greedy park owners out there. Try to visit some existing residents and find out what it is like to live on the park. Are they treated well? Is it well maintained? Is there a resident’s association?

Insurance

Bills

Council tax is due but most park homes fall into band A which is the lowest. The park owner will charge a ground rent, typically around £100 per month. Then you have bills for heating, water, gas and electricity. Find out if you have to buy these services from the park owner as they may be a reseller.

The Volkner Mobil Bus

This is a motorhome rather than a caravan – and a really rather marvellous one at that. It’s better equipped than my flat (and probably bigger) – with it’s own fridge, freezer, dishwasher, washing machine – oh and a handy hidey hole for your car. Nice, huh?

The 1962 Airstream Bambi

So kitsch it hurts. Words really cannot express quite how much I want one of these. I’ve never been the most savvy of purchasers, and I’m sure that there are many better ways that I could spend my hard earned, but I want to spend it on this.

The 2009 Winnebago Tour

Live your life like a rockstar in your very own Winnebago (you’ll probably need to be a rockstar to afford one). Get your groupies round and throw some TVs out of windows, etc. Rock and roll!

The Classic Campervan

My parents had a lovely red camper van when I was little. It was amazing. This one’s almost as good, sadly no split screen, but it makes up for it somewhat by being pink.

 Fleetwood RV

This particular model was made for the Lost World (the sequel to Jurassic Park). Looks pretty sturdy, huh? Sadly in the end it was no match for an angry T Rex, but as they’re all extinct now you’ll probably be fine…

Top Gear Caravan Stunt Goes Wrong

Our new building in St Neots was in danger recently when a Top Gear airship with a caravan underneath containing presenter James May crashed after wind carried it beyond it’s target landing site in nearby Eltisley, Cambs. James May was thankfully unharmed in the crash.

The programme stunt was rumoured to be the end of a race between May and Richard Hammond, another presenter who was in a Lamborghini. The bright orange airship and caravan were  supposed to land on the green at Eltisley during a cricket match but it ended up crashing half a mile away near the busy A428.

A BBC film crew in a helicopter who had been filming the stunt confirmed May and the rest of the crew were unharmed. The filming was for a show due to be aired in November however the stunt was called off in the end due to bad weather and failing light.

May has now joined the other presenters on the calamity front. Hammond had an horrific car crash in 2006 where he was airlifted to hospital and Clarkson had a high speed head-on crash in 2008.

Additionally, it was not the team’s first caravan related mishap after they burnt one out while filming a previous show

              

I hope they had adequate insurance for the caravan!

Towcar of the Year 2010

The Caravan Club Towcar of the Year 2010 results are in. Overall winner is the VW Golf SE TDi but I am not sure how many caravans would be suitable for being towed by this smallish car! Remember it is very important to match the car to the caravan or things like this could happen:
