RES-LET Landlord Insurance Policy Summary

Type of Insurance and Cover

The policy can include property, loss of rent and legal liability insurance for owners of residential property as selected by you.

Buildings Cover

Includes such items as

  • Landlords fixtures and fittings
  • Subsidence, storm, flood
  • Theft and vandalism

Cover under this section also includes:

  • Accidental damage
  • Escape of water
  • Debris removal and building fees up to 10% of the building sum insured any one claim
  • Service, pipes and cables
  • Glass and sanitaryware
  • Loss of rent and/or alternative accommodation up to 20% of the building sum insured any one claim
  • Replacement of locks up to £250 any one claim
  • Accidental loss of oil and metered water up to £500 any one claim
  • Landscaped gardens up to £1,000 any one claim
  • Carpets in communal areas up to £5,000 any one claim
  • Mortgage interest clause (automatic note of interest of mortgagees)
  • Occupiers non invalidation clause
  • Trace and access up to £5,000 any one claim

Liability to the Public

Liability to others provides cover for sums which you become legally liable to pay as a result of accidental injury to any person (including employees) or accidental damage to their property.

  • Up to £5,000,000 in respect of damages relating to third party property damage and/or bodily injury you are legally liable to pay for any claim or claims arising from one event.
  • Legal costs and solicitor’s fees in addition (provided such are agreed by Insurers beforehand).

Liability To Employees

  • Up to £10,000,000 (but limited to £5,000,000 in respect of terrorism) in respect of damages relating to bodily injury caused to an employee during the course of employment by you and which you are legally liable to pay for any claim or claims arising from one event/occurrence.
  • Legal costs and solicitor’s fees in addition (provided such are agreed by Insurers beforehand).
  • Unsatisfied court judgements
  • Compensation for court attendance costs up to £250 per day in respect of any director or partner or £100 in respect of any employee.

The following excess levels apply (in respect of professional let properties and those properties rented to tenants receiving housing benefits):

£100 each and every claim increasing to:

£250 each and every claim in respect of escape of water or frost damage; and £1,000 each and every claim in respect of subsidence ground heave or landslip; and £2,500 each and every claim in respect of malicious damage caused by tenants.

The following excess levels apply (in respect of student let properties):

£250 each and every claim increasing to:

£500 each and every claim in respect of escape of water or frost damage; and £1,000 each and every claim in respect of subsidence ground heave or landslip; and £2,500 each and every claim in respect of malicious damage caused by tenants.

This is a summary of the main features, benefits and limitations of the Insurance. The policy is provided by Camberford Law Plc on behalf of New India Assurance Company Ltd for your business. Full details of the cover including entire terms conditions and exclusions are set out in your insurance policy.

Cover, exclusions, excess etc may be altered by specific endorsement. Where applicable such alterations are shown in your Schedule.

The Policy is a non-investment insurance contract. Its duration is 12 months unless you and / or your insurance intermediary have arranged a different period with The New India Assurance Company Limited.
