Commercial Plus Policy Summary
Indemnity for legal expenses
for disputes with the tenants over:
- Obtaining possessions of the property.
- The use of the property.
- Dilapidation and nuisance.
- Repair and renovation cover – provides indemnity for legal expenses to pursue or defend disputes relating to the repair or renovation of the property.
Cover can also includes:
- Maintenance disputes – Indemnity for legal expenses from disputes with the tenant over maintenance issues.
- Health and safety prosecution cover – provides indemnity for legal expenses to defend some prosecutions brought under Health and Safety legislation.
- Employment disputes – provides indemnity for legal expenses to defend disputes with employees.
- Tax protection cover – provides indemnity for professional expenses incurred when representing the insured at a Revenue enquiry.
- Rent recovery – provides a service to recover unpaid rent from tenant.
If selected, Rent Guarantee Insurance cover for:
- Evicting tenants for non-payment of rent or continuing to occupy the property after the end of the tenancy.
- The unpaid rent until vacant possession is obtained, provided that:
- The property is “residential” property let under an assured shorthold tenancy.
- The tenant passes a tenant reference check.
- A deposit and the first month rent has been paid.
- Contractual and statutory notices have been issued.
